Formula and logic
The income guardrail is 35% of monthly net household income minus existing monthly commitments. The lower of that figure and your desired budget becomes the payment. Indicative loan = annual payment ÷ (interest rate + initial repayment rate). The property estimate then combines that loan with equity and allows for the entered buying-cost percentage.
Worked example
With €5,500 net income, €350 commitments and a desired €1,500 payment, the chosen budget is below the 35% guardrail. At 3.5% interest plus 2% initial repayment, the starting annuity supports about €327,000 of loan. €100,000 equity and 10% buying costs imply a property price around €388,000. These are illustrative inputs.
What lenders still assess
Banks consider documented income, employment or business accounts, household living costs, debts, SCHUFA, residence status, equity, the property and the bank’s own valuation. They can value a property below its purchase price or require a different repayment and equity structure.
Frequently asked questions
No. It is a planning estimate. A lender applies its own household-surplus calculation, stress tests, property valuation, equity policy and checks of employment, existing debts, SCHUFA and residence status.
The tool divides the affordable annual payment by the sum of the entered annual interest and initial repayment rates. That approximates the starting annuity, not the full amortisation schedule or refinancing cost.
Equity must fund the property and acquisition costs together. The tool solves for a purchase price after applying your entered buying-cost percentage; actual transfer tax, notary, land-register and agent costs vary.
No. It is a conservative planning guardrail used by this tool. German lenders use their own detailed affordability models, and household circumstances can justify a lower or higher budget.
